About This Role

Mapletree U.S., the American platform of Mapletree Investments (headquartered in Singapore), is seeking a Director of Investment to lead its student housing platform in the United States. Mapletree's student housing portfolio comprises more than 80 Purpose-Built Student Housing assets with over 25,000 beds across the US, Europe, and Australia, with total AUM of S$4.9 billion.

The Role

Spearhead growth by leading a high-performing investment team to originate, evaluate, and execute strategic acquisitions and divestments across Mapletree's 8,000-bed student housing platform in the US. Working closely with development, asset management, and senior leadership, shape and deliver on ambitious growth targets to ensure market-leading returns and long-term value creation.

Key Responsibilities

- Strategy & Sourcing: Develop and refine the investment thesis for student housing across the US. Identify and cultivate relationships with brokers, developers, operators, lenders, and joint-venture partners.

- Deal Execution: Lead end-to-end transactions including origination, market research, financial modeling, due diligence, structuring, and negotiation. Manage internal Investment Committees and coordinate approvals.

- Portfolio Optimization: Collaborate with asset management to underwrite value-add opportunities, reposition assets, and plan exits. Monitor performance metrics and enhance cash flow and IRRs.

- Capital Recycling: Assist in portfolio curation and product development to grow AUM through partnerships, funds, or public offerings.

- Team Leadership: Mentor and develop a multi-disciplinary investment team. Report directly to the CEO, Student Housing, with regular engagement with senior leadership in Asia and Europe.

Qualifications

- Degree in Real Estate, Finance, or Business (advanced degree preferred).

- 8+ years of real estate investment experience with direct exposure to student housing or residential assets.

- Track record of leading transactions from sourcing through close.

- Strong financial modeling skills and understanding of real estate capital markets.
