Role Overview
Bridge33 Capital, a rapidly growing, vertically integrated real estate private equity firm specializing in open-air retail, is hiring a Senior Vice President, Investments to lead its investment team and shape capital deployment as the firm prepares to launch its next fund. Bridge33 owns and operates more than $2.7 billion of assets across 26 states. The role reports directly to the CEO and is based in the firm's Seattle office, with a relocation package provided.
Key Responsibilities
- Shape and execute investment strategy under the CEO's direction, sourcing and closing acquisitions and dispositions primarily in fee-simple open-air retail, with potential expansion into other asset classes and capital positions
- Direct deployment of discretionary fund equity, manage portfolio construction and pacing against fund return objectives
- Own underwriting and due diligence standards, including tenant diligence, cash flow modeling and site visits
- Structure and negotiate transactions across fee simple, JV and debt structures
- Lead the Investment Committee process — preparing, presenting and defending recommendations to the IC and institutional LPs
- Manage, hire and mentor the Investments team, building a high-performance culture
- Collaborate with Leasing, Asset Management, Property Management and Tenant Coordination teams on prospective acquisitions
Qualifications
- Minimum 12 years at a real estate private equity firm, principal investor, institutional investment manager, investment bank or comparable buy-side platform
- Direct experience with open-air retail real estate required
- Bachelor's degree in finance, real estate, business administration, economics or related field
- Deep understanding of discretionary fund economics, deployment pacing, portfolio construction, promote/waterfall mechanics, GP co-invest and LP alignment
- Proven ability to source, structure, negotiate, finance and close leveraged real estate transactions (JVs, preferred equity, structured/mezz, note and entity-level deals)
- Demonstrated leadership managing and motivating investment teams; willingness to travel
Compensation & Benefits
Annual base salary of $300,000–$400,000 plus performance bonus, subject to further discussion. Benefits include medical/dental/vision insurance, company-paid life and disability insurance, paid parental leave, 401(k) match, and 11 paid holidays.
