About the Role

PGIM Real Estate, the real estate investment arm of PGIM (the global asset management business of Prudential Financial), manages $207.9 billion in gross assets under management and administration across real estate equity, debt, agriculture, and impact solutions. This Investment Associate role sits within the Debt originations business, focused on higher-yielding bridge, construction, mezzanine, and preferred equity transactions, based in New York on a hybrid schedule (3-4 days in office, 1-2 days remote).

Key Responsibilities

- Analyze and underwrite commercial real estate debt investment opportunities across property types, with a focus on structured debt originations (construction, mezzanine, preferred equity)

- Build cash flow models, Argus models, sensitivity tables, rent roll analyses, and waterfall models

- Prepare Investment Committee memoranda through market research and risk analysis

- Analyze economic, market, legal, and political conditions in an investment's geography

- Support senior professionals in leading due diligence and closing processes for originations

Qualifications

- Bachelor's degree in Finance, Real Estate, or a related discipline

- 3+ years of commercial real estate work experience

- Understanding of real estate and finance concepts (net leases, cap rates, IRR, DCF, property valuations)

- Advanced Microsoft Excel skills; Argus Enterprise proficiency a plus

- Experience with construction financing, mezzanine, and preferred equity a plus

Compensation & Location

Salary range $135,000-$145,000, plus bonus eligibility and benefits. Based in PGIM Real Estate's New York office, hybrid schedule.
