Originator, Private Debt

Heitman, a global real estate investment management firm founded in 1966, is hiring an Originator for its Private Debt Investment team. The role sources high-quality real estate transactions via preferred equity and bridge debt structures, with the hire representing the firm across the Southeast US while working out of Heitman's Chicago office. Responsibilities include closing multiple transactions per year on behalf of institutional co-mingled funds and separate accounts: establishing and maintaining operator, developer and broker relationships; evaluating investment opportunities and assessing risk/return via market and asset selection, business plan evaluation, and capital structure; conducting valuations, negotiating terms, performing due diligence, and preparing investment committee materials; coordinating with research, asset management and due diligence teams; presenting to senior lenders to secure leverage; and mentoring junior investment professionals.

Candidates need a minimum of 8 years of investment experience (VP/SVP level preferred) as an Investment Officer in originations or acquisitions, with a background in private debt origination, equity acquisitions, joint venture equity investing, or non-recourse senior debt. Strong financial modeling and valuation skills for value-add assets, familiarity with joint venture, mezzanine and senior loan documentation, and an extensive network of investment-community contacts are required. A bachelor's degree in Finance, Real Estate, Economics or a related field is expected.

The expected annual base salary range is $150,000-$250,000, plus an annual bonus. Heitman is a global real estate investment manager with institutional co-mingled funds and separate accounts across the risk spectrum.
