Role Overview

Article Student Living, a national student housing investment and development platform, is hiring an Associate, Investments to join its Investments team in Chicago, reporting to the Vice President of Investments. The Associate contributes across Acquisitions & Development, Asset Management, and Debt Capital Markets functions, gaining exposure across the full life cycle of student housing investments.

Key Responsibilities

- Lead underwriting for new acquisition and development opportunities, building detailed financial models (return projections, sensitivity analyses, partnership structures)

- Prepare and present investment committee materials, board presentations, and equity partner packages

- Manage day-to-day transaction processes, including due diligence and coordination with lenders and equity partners

- Lead market research on student housing supply, demand, comps, and trends

- Monitor asset performance, prepare annual business plans, and support value-enhancement strategies with property management

- Evaluate and structure financing for new and existing investments, including debt underwriting and lender due diligence

Qualifications

- Bachelor's degree in Finance, Real Estate, Economics, Engineering, or a related field

- 3-6 years of experience in real estate investment, private equity, investment banking, or a related field

- Advanced financial modeling proficiency (DCF analysis, joint-venture waterfalls, sensitivity analysis, complex capital structures)

- Strong technical expertise in Excel and PowerPoint

Compensation & Location

Chicago, IL (onsite, up to 10% travel). Pay range $90K-$100K with a 25% bonus.
