Key Responsibilities

- Lead financial underwriting and evaluation of acquisition and development opportunities, including construction and maintenance of detailed Argus Enterprise and Excel-based models incorporating DCF, IRR/equity multiple analysis, waterfall structures, debt sizing, and scenario-based sensitivity analyses

- Evaluate investment opportunities through comprehensive cash flow analysis, market research, and risk assessment to support investment committee decision-making

- Develop independent perspectives on market rents, tenant demand, absorption, operating assumptions, and valuation trends

- Lead transaction due diligence efforts, including review of leases, operating statements, property-level financials, third-party reports, legal documentation, and tenant credit

- Coordinate transaction execution processes across legal, financing, accounting, operational, and third-party diligence teams

- Prepare investment memoranda, underwriting summaries, and committee presentations

- Assess capital structures and financing alternatives including senior debt, mezzanine financing, preferred equity, and joint venture structures

- Track market dynamics, retail sector trends, comparable transaction activity, and capital markets conditions
