About This Role

Pivotal Manufacturing Partners is a real estate investment platform built to support the rapidly growing reshoring trend in U.S. advanced manufacturing. The firm invests directly at the intersection of infrastructure and real estate, acquiring, developing, and managing large-scale industrial properties with the specifications needed for next-generation manufacturing processes. Pivotal targets industries critical to U.S. supply chain security, including semiconductors, energy, biomanufacturing, aerospace and defense, critical minerals, and digital infrastructure, addressing an acute shortage of suitable manufacturing real estate in the United States.

Pivotal is backed by a family office with a broad network across some of the world's most transformative real estate, industrial, and manufacturing businesses. Its capital base combines an institutional investment approach with a long-term perspective, allowing the firm to act decisively and generate compelling risk-adjusted returns while supporting high-value job creation and national security interests. The firm's existing portfolio and active pipeline represent more than $1 billion of investments across acquisitions, build-to-suit developments, repositioning opportunities, and sale-leaseback transactions, including the largest fusion energy campus in the United States and a former nuclear plant converted into a data center and advanced manufacturing campus.

Pivotal is seeking a highly motivated Associate or Vice President to join its investment team in New York. The role offers the opportunity to work directly alongside senior investment professionals across every stage of the investment lifecycle, from underwriting and due diligence through transaction execution, financing, and asset management, within a lean, entrepreneurial investment platform.

Primary responsibilities include building and maintaining sophisticated financial models for acquisition and development opportunities; performing investment underwriting to evaluate project returns, financing structures, sensitivities, and investment scenarios; conducting market research and industry analysis to support investment decisions; preparing investment memoranda, presentations, and supporting materials for internal and external stakeholders; supporting all phases of due diligence, including financial, legal, technical, environmental, operational, and market review; and assisting with transaction execution, including purchase agreements, financing, and closing activities.
