About This Role
Ares Management's real estate equity team is hiring an Associate to join its real estate private equity group in Atlanta, GA. The team, with over 320 investment professionals and 375 operating professionals, has extensive real estate private equity experience globally, acquiring standing assets across core/core-plus, value-add, and opportunistic strategies in the U.S.
The Associate will be a key member of Ares' real estate private equity team, assessing investments for the firm's diversified real estate funds, including acquisition and development across industrial, multifamily, office, retail, hotel, and adjacent property sectors in key U.S. markets. Core responsibilities include underwriting and financial analysis of each opportunity, property and market due diligence, and an active role in asset management and disposition of fund investments.
Essential duties include building detailed financial underwriting models for acquisitions and developments across the risk spectrum, performing asset- and market-level due diligence, and developing a thorough understanding of each deal's capital structure, business plan, and key performance risks through discussions with sponsors and market participants. The Associate will gather market information through independent fieldwork and direct contact with brokers, appraisers, and developers to synthesize conclusions on future rent, absorption, vacancy, and liquidity, and will present findings to senior management and participate in Underwriting and Investment Committee discussions. The role also supports ongoing asset management, including financing, refinancing, major asset-level decisions, and eventual property sales, and involves review of legal documentation alongside the team and counsel.
Candidates should hold a bachelor's degree in Business, Finance, Real Estate, or a related field with strong academic credentials, plus 2-4 years of finance experience; prior real estate investment banking or real estate private equity experience is preferred. High proficiency in Excel is required, with ARGUS experience a plus. The Associate reports to the Vice President, Real Estate Equity.
The anticipated base salary range is $155,000-$175,000, plus a discretionary performance-based bonus and Ares' standard U.S. benefits package.
