Analysis

Riga, Latvia – In a move set to democratize property investment, emerging proptech firm Unitoq has successfully closed a €155,000 pre-seed funding round. This capital injection, primarily from a consortium of private investors including members of the Latvian Business Angel Network (LatBAN), will fuel the company's mission to lower the barrier to entry for residential real estate ownership.

Founded in 2026 by Eduards Raudonis and Nikita Manija, Unitoq is developing a digital platform designed to allow individuals to invest in residential properties with a minimum outlay as low as €100. The platform aims to provide investors with potential returns derived from rental income and property value appreciation, all while offering transparent online monitoring of their holdings. This approach directly challenges the traditional model, which often necessitates substantial capital, complex mortgage arrangements, and the demanding responsibilities of property management.

The broader real estate investment market, valued in the trillions globally, has historically been a domain for institutional players and high-net-worth individuals due to high entry costs and operational complexities. Unitoq's strategy targets this gap by offering fractional ownership opportunities in vetted residential properties. The company plans to handle tenant acquisition, maintenance, and administrative tasks, thereby removing significant friction for the end investor. This aligns with a growing trend in fintech towards disintermediation and increased accessibility for retail investors.

“The aspiration of owning rental property has been a cornerstone of wealth creation for many, yet the prohibitive initial investment and the sheer effort involved in management have kept it out of reach for most,” stated Eduards Raudonis, co-founder and CEO of Unitoq. “Our platform is designed to open this lucrative avenue to a much wider audience, enabling them to build a diversified property portfolio directly from their mobile devices.”

Unitoq is currently navigating the regulatory pathway, actively seeking a license from the Bank of Latvia under the European Crowdfunding Service Providers (ECSP) Regulation. Securing this license will empower Unitoq to extend its investment services across the entire European Union. The platform is slated for a public launch in early 2027, pending regulatory approval. Demonstrating significant early interest, the company reports that over 1,000 individuals have already joined its pre-launch waiting list.

The newly secured pre-seed funding will be strategically allocated to support the crucial licensing application process, finalize platform development, and facilitate the onboarding of the initial portfolio of investment properties. This initial funding round sets the stage for Unitoq as it prepares for a subsequent, larger seed funding round to accelerate its growth and market penetration.
