Associate, Real Estate

Role Overview

GIC, one of the world's largest sovereign wealth funds, is hiring an Associate for its Real Estate team covering the Americas (U.S., Canada, and Latin America) region. GIC invests across more than 40 countries globally, and its Real Estate department manages a multi-billion-dollar portfolio spanning private real estate, public equities, REITs, and real estate-related debt instruments.

Key Responsibilities

- Assist with underwriting and closing real estate transactions across the capital structure (private/public equity and debt)

- Take a primary role in the financial modeling of transactions

- Prepare approval papers for submission to Senior Investment staff

- Understand structuring and tax issues related to transactions

- Participate in management and oversight of a portion of the Americas multi-billion-dollar real estate portfolio, including execution of asset strategy

- For sub-performing investments, help develop and implement improvement strategies

- Conduct financial research on public and private companies for potential acquisition

- Serve as a contact for existing fund and joint venture relationships

Qualifications

- Bachelor's degree with a focus on business, finance, or real estate finance

- 1-2 years of investment banking or real estate experience

- Excellent analytical skills and ability to manage multiple projects simultaneously

Compensation & Location

Based in New York, this role follows GIC's flexible in-office policy (four days per week in-office, remaining days flexible). The anticipated base salary range is $121,500–$161,000, plus a performance-based bonus.
