Stellanor, a prominent player in the UK's digital infrastructure sector, has significantly expanded its operational capacity with the acquisition of a key data center facility located just outside London. This strategic move, finalized this week, brings a purpose-built site in Hemel Hempstead into the Stellanor portfolio. The transaction was completed with Imagination Technologies, a global semiconductor IP company.

Under the terms of the agreement, Imagination Technologies will continue to operate from the acquired facility, transitioning to a fully managed client relationship with Stellanor. While specific financial details of the acquisition remain undisclosed, market intelligence suggests the facility, situated in Maylands Business Park, spans approximately 28,255 square feet and offers 3MW of power capacity across two data halls. Previously, the site was marketed for sale-leaseback at an estimated £9.5 million, indicating a substantial investment by Stellanor.

This acquisition marks a pivotal moment for Stellanor, elevating its total operational footprint to 11 facilities and a combined capacity of 39MW. Michael Tobin, chairman of the board at Stellanor, highlighted the strategic importance of attracting high-caliber tenants like Imagination Technologies. He emphasized the company's focus on serving technology enterprises with demanding digital infrastructure needs, particularly those requiring urban proximity and institutional-grade facilities for applications ranging from AI and high-performance computing to core enterprise workloads.

The Hemel Hempstead site has been a cornerstone of Imagination Technologies' operations since approximately 2013. The sale-and-service-back arrangement underscores Stellanor's strategy of enhancing existing infrastructure while ensuring operational continuity for its clients. Markus Mosen, CEO of Imagination Technologies, commented on the partnership, stating that it reinforces their commitment to operational resilience and continuous innovation, providing robust and scalable environments to support their global teams and advanced technology development.

Stellanor, launched last year by German investment firm DWS, has been actively consolidating its market position. The company was initially seeded with two London data centers acquired from Colt Technology Services. Subsequent strategic acquisitions, including the portfolio of UK managed services provider Redcentric—which comprised eight facilities totaling 41MW—have rapidly built out Stellanor's national presence. These earlier acquisitions themselves involved significant consolidation, including Redcentric's purchase of 4D Data Centre and three Sungard facilities.

Aparna Narain, partner at DWS, noted that this latest acquisition aligns with two significant market trends: the accelerating growth of AI and the persistent demand for data center capacity in proximity to urban centers. She further elaborated that Stellanor is carving out a distinct niche in the UK market by combining urban focus with the scale and financial backing necessary to deliver advanced, AI-ready infrastructure capable of supporting a wide spectrum of enterprise digital requirements.
