Patron Capital and its strategic partner INBRIGHT have acquired a 13,700 m² light industrial property in Norderstedt, just north of Hamburg, Germany. The site, which previously served as a logistics hub for shoe retailer Görtz, will undergo a comprehensive refurbishment guided by modern ESG principles. The acquisition was completed for an undisclosed sum and reflects the joint venture’s deepening commitment to the German market.

With proximity to Hamburg Airport and direct motorway access, the Norderstedt property holds significant appeal for last-mile logistics and flexible industrial uses. Planned upgrades include the installation of high-performance insulation, energy-efficient lighting systems, eco-friendly heating technology, and a full roof renovation. The building will also be reconfigured to offer adaptable space solutions catering to varied occupier needs.

This marks the fourth German acquisition by the Patron Capital-INBRIGHT partnership in the past 18 months. The JV launched a €250 million investment programme to build a portfolio of sustainability-led logistics and light industrial assets in economically resilient areas of Germany and Portugal. Previous German acquisitions include a 14,000 m² asset in Cologne-Marsdorf, a strategically located facility in Mainz, and a logistics property in Hamburg’s Porgesring district. Each asset has been targeted for value enhancement through ESG upgrades and space reconfiguration to attract modern tenants.

In Cologne, the partnership revitalized an aging multi-tenant warehouse complex, implementing deep retrofits that elevated both energy performance and tenant usability. In Mainz and Hamburg, the acquired assets were similarly repositioned for flexible logistics and industrial use, unlocking new rental potential in two of Germany’s most active markets.

The current acquisition in Norderstedt continues this pattern of identifying underperforming urban assets with high ESG transformation potential. According to Christoph Ignaczak, Senior Partner at Patron Capital, demand in Germany for Grade-A, energy-efficient logistics space continues to rise. The joint venture is leveraging over €200 million in committed capital to acquire and reposition further assets across Germany, with an eye on both prime cities and emerging secondary urban zones.

INBRIGHT’s Managing Director, Sebastian Pijnenburg, highlighted the location’s logistical advantages and the opportunity to significantly elevate the asset’s environmental performance. He emphasized that the Norderstedt property fits perfectly into the JV’s strategy of blending prime positioning with sustainability-driven development.

With this latest addition, the Patron Capital-INBRIGHT portfolio now spans five assets across Germany and Portugal. The joint venture is also progressing a separate €100 million light industrial investment programme in Portugal, further underscoring its trans-European approach to building a future-ready logistics platform. The Norderstedt deal was brokered by Grossmann & Berger, with legal counsel provided by GSK Stockmann.
