HIH Invest Real Estate and Northern European investment firm Nrep have acquired a logistics development project in Bensheim, Germany, through their joint venture. The acquisition is executed via Nrep’s logistics platform, Logicenters, with funding from Nordic Strategies Fund V, currently the largest value-add property fund in Europe.

This is the second investment made by the joint venture, following an earlier acquisition in Herten, located in the Rhine-Ruhr metropolitan region.

The Bensheim site spans 40,000 square metres in the Rhine-Neckar region. Construction is expected to start in Q1 2026, and the facility will provide 22,861 square metres of gross lettable area, comprising 18,995 sqm of logistics space, 1,879 sqm of office space, and 1,865 sqm of mezzanine. The design also includes 122 parking spaces.

The development is fully pre-let under a long-term lease, with completion and tenant handover planned for early 2027.

The building will be designed for flexible use, allowing division into up to three rental units. The project is aiming for DGNB Gold certification and compliance with the EU taxonomy. Key sustainability features include a heat pump system for heating and rooftop readiness for photovoltaic installation.

This aligns with the joint venture’s focus on sustainable, development-ready logistics properties across Germany. Combining full pre-letting with a future-proof design, the Bensheim development represents a prime example of their strategy.

Located near the A5 and A67 motorways as well as federal roads B47 and B460, the site benefits from excellent connectivity. Major economic hubs such as Frankfurt, Mannheim, Heidelberg, Ludwigshafen, and Darmstadt are all within a 30-minute radius, enhancing the region’s appeal as a logistics hotspot.

The acquisition mirrors previous sustainable logistics investments made by Nrep and HIH Invest across Europe. Notably, their Logicenters platform has delivered over 3 million square metres of green logistics space in Nordic markets, and the strategy is now extending across Central Europe.
