Hayfin and Capreon clinch London 70 St Mary Axe

In a strategic move for prime UK real estate, Hayfin and Capreon have agreed to acquire 70 St Mary Axe, a landmark City of London office tower, from Nuveen Real Estate.

The asset is a 21-storey Grade A tower opened in 2019, renowned for its design and ESG credentials, including BREEAM Excellent certification. It is currently fully let to 13 blue‑chip tenants, led by the multinational law firm Sidley Austin LLP, reflecting enduring demand for top-tier workspace in the Square Mile.

London’s office market continues to attract capital as a core risk-adjusted exposure for real estate portfolios. The City of London accounts for a meaningful share of UK financial services employment and contributes substantial economic output, underscoring the resilience of prime assets in an inflationary environment.
