Barings' proactive approach in securing power capacity positions Vanda 3 as a highly attractive site for operators facing these constraints.

Barings is not resting on its laurels; the firm is actively planning a further expansion of the Vanda 3 site, aiming to add an additional 25,000 sqm by 2027. This forward-thinking strategy underscores the growing demand for digital infrastructure in the region, driven by cloud adoption, AI development, and increasing data consumption. The asset's flexibility, offering not only data center space but also logistics and industrial capabilities, further enhances its appeal.

The original acquisition of the Vanda 3 site by Barings in 2022 from Pictet Alternative Advisors and Brunswick Real Estate marked a significant entry into the Swedish real estate sector. Those firms had previously acquired the property in 2020. The current lease extension with the unnamed global operator, widely understood to be Digital Realty which operates its STO6 data center at the site, serves as a strong validation of the asset's quality and strategic importance.

“Securing additional power capacity is a pivotal milestone that significantly enhances the asset’s ability to support further expansion,” stated Olli Forsman, director of transactions and asset management in the Nordics at Barings. He further emphasized that this move places Barings in a strong position to cater to both existing and new operators seeking to scale operations within the competitive Stockholm market.

Kristina Johnson, senior director, Nordics asset management at Barings, added, “The combination of secured power, existing infrastructure and development flexibility creates a compelling proposition for data center operators and positions the asset well to capture future demand.” The Nordics region remains a key focus for Barings across various asset classes, with a continued commitment to identifying and capitalizing on value-creation opportunities for its partners.
