Barings has acquired a 12,500 square-metre development plot in Åkersberga, north of Stockholm, and will deliver a new rental neighbourhood of 262 apartments. The off-market purchase, completed on behalf of an unnamed US insurance investor, converts a light-industrial parcel into residential use.

The project site — currently occupied by low-rise industrial buildings that will be demolished — is planned as nine separate blocks. Innovation Properties will act as project lead while main contracting is assigned to Kvalitetsbygg, part of the Q-ben Infra group. Barings says all necessary planning approvals are in place.

Construction is scheduled to begin in Q4 2025. Handovers are expected in stages, with the earliest units delivered from mid-2027 and final completions due by mid-2028. The development sits about 850 metres from Åkersberga station; the Roslagsbanan commuter link provides roughly a 35-minute journey to central Stockholm, underlining the site’s commuter-belt appeal.

“This transaction reflects our conviction in the Swedish rental market and our intent to deliver sustainable, high-quality housing in undersupplied locations,” said Andreas Norberg, Barings’ head of Sweden real estate. He added that the partnership with Innovation Properties aims to create a neighbourhood that balances access to the capital with suburban calm.

The deal fits a broader institutional trend in the Nordics: investors are increasingly targeting build-to-rent supply as a hedge against volatile sales markets and to capture long-term, inflation-linked cashflows. With limited available land inside the Stockholm ring and persistent demand for rental units, suburban plots with strong transport links have become a premium asset type.

Financial terms were not disclosed. The off-market nature of the acquisition — executed for an institutional insurance client — underscores how life insurers and pension-style investors continue to allocate to residential development in Sweden, attracted by predictable rental income and the potential to hold completed assets as operating real estate investments.
