During the first six months of 2026, Azorim experienced 15 contract cancellations, valued at roughly 48 million shekels. A significant portion of these, seven cancellations, were linked to the "Sderot Frankfurt" development. Buyers in this project exercised their contractual right to withdraw due to a delay in securing necessary building permits by the agreed-upon deadline. This specific project's situation highlights the critical importance of timely regulatory approvals in maintaining sales momentum and buyer satisfaction.

Despite these cancellations, Azorim CEO Ady Dana emphasized their limited impact on the company's overall performance. He stated that the 15 cancellations represent less than 0.8% of the over 1,000 units delivered in the past year, characterizing the rate as within standard deviation for long-term purchase agreements. Dana further noted that financing processes are robust and not a contributing factor to cancellations, even within a fluctuating economic climate. Interestingly, the reduced sales volume was accompanied by an increase in average selling prices. Units sold in the first half of 2026 commanded an average of 4.25 million shekels, a significant jump from 3.47 million shekels in the prior year. This rise is attributed to a more favorable mix of properties marketed and the strategic location of available inventory. This trend suggests a shift towards higher-value properties or a market segment less sensitive to the prevailing headwinds.

Overall revenues for Azorim, encompassing apartment sales, land, and construction services, reached approximately 735 million shekels, down from 913 million shekels in the first half of 2025. This decline stems from project execution timelines and new developments being in early construction phases. However, gross profit margins improved to 27.3% from 23.3% year-over-year, driven by enhanced inventory mix and portfolio quality, with total gross profit reaching 222 million shekels. Net profit stood at 74.3 million shekels, slightly lower than the previous year's 88.1 million shekels, partly due to increased financing expenses totaling 101 million shekels.

The company currently manages a substantial pipeline of 29 projects, with 21 actively in development and marketing, and eight nearing completion.
