Stafford International Timberland Fund VII (SIT VII) is a closed-end timberland secondaries and co-investment fund managed by Stafford Capital Partners, a specialist real assets manager headquartered in London with $8.9 billion in timberland assets under management as of March 2026. The fund has a 2015 vintage year and raised approximately $484 million from institutional investors, representing a 28% increase in fund size over its predecessor SIT VI ($379 million). Stafford Capital Partners serves more than 150 institutional clients globally, including pension funds, insurance companies, and sovereign wealth funds, across offices in Austin, London, Milan, Rotterdam, Seoul, Sydney, and Zurich.

SIT VII employs Stafford's established timberland secondaries strategy, acquiring secondary LP interests in existing timberland funds and making co-investments alongside leading specialist timberland managers worldwide. This approach provides investors with immediate exposure to a diversified portfolio of mature timberland assets across multiple geographies including the United States, Canada, Brazil, Chile, Uruguay, New Zealand, and Australia, offering earlier cash yield than primary fund strategies and reduced J-curve exposure. Timberland investment offers institutional investors stable returns from timber harvesting, biological growth of standing inventory, potential appreciation of underlying land values, and increasingly important carbon offset and biodiversity contributions aligned with institutional sustainability objectives.

SIT VII formed part of Stafford's core timberland fund family that was rolled into the $1.2 billion Stafford International Timberland Continuation Fund established in December 2025. This perpetual continuation vehicle, supported by UK Local Government Pension Scheme investors and institutional partners, incorporated 74 underlying timberland assets from Funds VI, VII, and VIII, recognising the strong operational performance of these fund vintages. The progression from SIT VI ($379M, 2012) through SIT VII ($484M, 2015) and SIT VIII ($612.5M, 2018) to SIT X ($1.04B, 2023) reflects the expanding institutional acceptance of timberland as a core real assets allocation with compelling inflation-hedging and sustainability characteristics.
