BPC Real Estate Debt Fund (BPRED) is Beach Point Capital Management's inaugural dedicated real estate debt vehicle, raising USD 545 million in commitments as part of Beach Point's May 2025 dual-fund close that totaled over USD 1.25 billion in aggregate capital. The fund extends Beach Point's 15-year track record in credit investing into a focused real estate debt strategy, marking an important strategic evolution for a firm that built its core capabilities in corporate and structured credit markets. BPRED is managed from Santa Monica, California, by a team with cross-disciplinary expertise spanning real estate and private credit.
The fund pursues an all-weather approach to US middle-market real estate debt through three complementary investment activities: direct loan origination providing senior and mezzanine financing to commercial real estate borrowers; opportunistic secondary purchases of real estate loans at discounts to intrinsic value in periods of market dislocation; and special situations with equity upside through warrant or conversion features in more complex transactions. This multi-pronged mandate enables BPRED to deploy capital consistently across varying market conditions and commercial property types, without being constrained to a single investment mode.
At the time of its close announcement, BPRED was already 56% deployed, reflecting strong deal flow and the team's execution capability. The investor base consists of sophisticated global institutions including pension funds, insurance companies, family offices, sovereign wealth funds, foundations, and endowments. Beach Point Capital manages approximately USD 19.3 billion in total assets as of March 2025, giving BPRED deep institutional backing and credit market intelligence across public and private real estate capital structures.
