BGO Asia Fund IV is a USD 5.1 billion value-add real estate fund raised by BentallGreenOak (BGO), representing the largest closed-end fundraise in the firm's history. The fund announced its final close on June 6, 2025, having significantly exceeded its initial target and more than tripling the capital raised by its predecessor, BGO Asia Fund III, which closed at USD 1.6 billion in 2020. The final close attracted commitments from 45 institutional limited partners, with 44% of capital sourced from the United States, 24% from Asia, and 23% from the Middle East, reflecting BGO's global institutional relationships.
The fund targets value-add opportunities across Japan, South Korea, Australia, and Singapore, with Japan as the central investment market given BGO's 40-plus-person regional team and vertically integrated operational platform in the country. The fund's investment strategy focuses on non-core asset acquisitions driven by Japanese corporate optimization — a secular theme in which large Japanese conglomerates are divesting real estate assets to release balance sheet capital — as well as broader regional opportunities in office, hospitality, and logistics properties where active asset management can drive significant performance improvement. BGO's deep on-the-ground presence, local market relationships, and operational capabilities in property management and leasing are structural advantages in value-add strategies that require hands-on asset repositioning.
BGO Asia Fund IV is the continuation of a long-standing Asia value-add investment program that has delivered strong risk-adjusted returns across prior vintages. The fund's investor base reflects strong LP confidence in both the strategy and the team, with one-third of capital provided by existing Asia fund investors, one-third by longstanding BGO clients investing in Asia for the first time, and one-third by new institutional investors. BentallGreenOak is one of the largest global real estate investment management firms, with approximately USD 83 billion in assets under management and a presence across North America, Europe, and Asia.
