About This Fund
Ares U.S. Real Estate Fund XI is the eleventh vintage of Ares Management's flagship U.S. value-add real estate strategy, one of the most consistently subscribed institutional real estate programs in private markets. The fund reached its final close in April 2026, raising $3.1 billion at its increased hard cap—and approximately $3.5 billion in total capital including related transaction vehicles and GP commitment—making it the largest closed-end real estate vehicle in Ares' history at time of close. The fund was raised simultaneously alongside Ares' European value-add real estate strategy; the combined U.S. and Europe program totaled $5.4 billion, representing the largest value-add real estate fundraise ever completed by a private equity manager.
Fund XI pursues a diversified value-add strategy targeting commercial, multifamily, industrial, and mixed-use real estate assets across major U.S. metropolitan markets, seeking properties where active asset management, capital investment, and strategic repositioning can unlock meaningful appreciation. The fund targets risk-adjusted returns through acquisitions from motivated sellers, lease-up of vacant space, redevelopment of underutilized properties, and portfolio acquisitions from institutional owners under pressure to monetize holdings. Predecessor Fund X closed in September 2022 at $1.8 billion—oversubscribed at launch—demonstrating the consistent institutional demand for Ares' real estate capabilities across fund generations.
The fund draws investors from a broad institutional base spanning sovereign wealth funds, public pension systems, corporate pensions, insurance companies, endowments, foundations, and family offices across North America, Europe, Asia, and the Middle East. Ares Management Corporation, with approximately $450 billion in assets under management across credit, private equity, and real estate, provides Fund XI with deep origination capabilities, operator relationships, and a vertically integrated asset management infrastructure that supports the fund's value-add execution model throughout the investment period and hold.
