Alterra IOS Venture III, LP is a USD 925 million industrial outdoor storage (IOS) real estate fund managed by Alterra Property Group, a Philadelphia-based institutional real estate firm founded in 2005. The fund closed on 2 May 2024, exceeding its USD 750 million fundraising target and surpassing an increased hard cap of USD 850 million, making it the largest dedicated IOS discretionary pool of capital raised to date at the time of closing. Fundraising was completed within eight months, well ahead of the typical fundraising timeline. Park Madison Partners served as placement agent. The fund attracted a diverse LP base of public and private pensions, endowments, foundations, sovereign wealth funds, asset managers, family offices, and high net worth individuals.
Alterra IOS Venture III invests in industrial outdoor storage properties across major markets in the United States and Canada. IOS assets — characterised by infill land parcels with outdoor storage facilities, truck yards, and equipment staging areas — benefit from rising tenant demand, persistent supply constraints driven by zoning restrictions and urban land scarcity, and low recurring capital expenditure requirements relative to traditional industrial real estate. The fund targets value-add and opportunistic acquisitions of IOS properties where Alterra's deep operational expertise and proprietary deal flow can unlock rental growth and occupancy improvements.
Alterra Property Group is one of the largest institutional IOS owners in the United States, having executed hundreds of transactions across more than 30 states and acquired over 250 IOS properties over a 7-year track record. At the time of Fund III's close, Alterra managed approximately $3.0 billion in assets under management across its IOS platform. The Venture III vehicle builds on the track record of predecessor funds Alterra IOS Venture I and II, continuing the firm's thesis that IOS assets represent a structurally undervalued sub-sector of supply chain and infrastructure real estate with compelling risk-adjusted return characteristics.
