Company Profile

Impact Capital is a Community Development Financial Institution (CDFI) and a 501(c)(3) nonprofit organization dedicated to fostering vibrant, healthy, and equitable communities across the Pacific Northwest. The firm provides flexible, first-in financing and technical assistance for affordable housing and community development projects. Their investment focus spans a wide range of initiatives, including affordable housing, assisted living facilities, senior and veteran housing, farmworker housing, daycare centers, mental health facilities, food banks, cultural and community centers, retail districts, schools, childcare centers, and job training facilities. Impact Capital supports developments in rural, suburban, and urban areas across Washington, Oregon, Idaho, Montana, and Alaska.

The organization's history dates back to 1988 when it began as Puget Sound LISC, with a mission to build local communities and create economic development opportunities. In 2000, Puget Sound LISC merged with two other community development intermediaries to form Impact Capital, establishing its mission to be a leading catalyst in building and advocating for equitable, vibrant, and sustainable communities in the Pacific Northwest. For over 25 years, Impact Capital has partnered with hundreds of community organizations and local jurisdictions to align resources with projects that build and preserve essential community services.

Impact Capital offers a variety of loan products designed to move community development projects forward, especially when traditional financing falls short. These include Acquisition Loans for purchasing land or existing properties, Bridge Loans for short-term financing, Construction Loans for initial development costs, Pre-Development Loans for early-stage expenses like feasibility studies and architectural plans, Preservation Loans for existing affordable housing, and Tenant Improvement Loans for enhancing current spaces. The firm has a significant track record, having leveraged more than $7.8 billion to enable the development of affordable housing, community facilities, and retail spaces that improve the lives of low- and moderate-income residents.

The firm's expertise lies in providing early-stage, flexible capital and technical assistance, understanding the unique challenges faced by mission-driven developers and community leaders. They aim to overcome hurdles such as upfront costs not covered by conventional lenders, slow processes, and difficulties in securing land. Impact Capital's team works closely with partners to ensure projects are not stalled due to conventional lending models, promoting a foundation of equity, inclusiveness, and cooperation in all their endeavors.
